Pelham Architects designs new supported housing scheme in Arnold
Work gets underway in Arnold
Work is underway on the redevelopment of the former Leivers Court site in Arnold, where Pelham Architects has designed a new affordable housing scheme that will provide much-needed supported accommodation for young people alongside affordable family homes.
The development, led by NCHA, will transform the former care home site on Douro Drive into a sustainable, high-quality residential community that supports independent living and addresses local housing need.
Designed by Pelham Architects, the scheme will deliver 22 one-bedroom supported living apartments for young people, together with eight affordable rented homes comprising a mix of two and three-bedroom houses. A dedicated communal hub and staff facilities have also been incorporated into the design to support residents and foster a sense of community.
A key objective of the scheme has been to create a development that sits comfortably within its surroundings while providing modern, energy-efficient homes for future residents. The design prioritises safety, accessibility and long-term sustainability, creating a welcoming environment that supports wellbeing and independence.
The redevelopment of the brownfield site represents a significant investment in affordable housing within Gedling and demonstrates the positive impact that partnership working can have in bringing underused sites back into productive use. The project is being delivered by NCHA in partnership with Nottinghamshire County Council, with Gelder Ltd appointed as the main contractor.
The development has benefited from funding through the East Midlands Combined County Authority's Brownfield Housing Fund and Homes England's Affordable Homes Programme, helping to deliver much-needed affordable and supported homes while regenerating a previously developed site.
Once complete, the apartments are expected to achieve EPC B ratings, while the family homes are targeting EPC A standards, supporting lower energy consumption and reduced household running costs.
The development is due for completion in autumn 2027 and will provide a lasting positive impact for local residents, delivering homes that combine thoughtful design, sustainability and social value.
