Designing 70 new homes for a brownfield site

Pelham Architects is pleased to be delivering the designs for phase two of the Lake Terrace residential development in Melton Mowbray, a major mixed tenure scheme that will bring 70 new homes to a prominent brownfield site close to the River Eye.

Phase two follows the successful completion of the first phase and forms part of a wider masterplan that will ultimately deliver 160 new homes. The combined value of the Lake Terrace site is estimated at £40 million, representing a significant investment in the area and its long term regeneration.

Thoughtful residential design for a mixed tenure community

The second phase of development will provide a balanced mix of affordable and private rental homes, with 50% of the 70 homes delivered as affordable housing. As part of this phase, 35 homes will be transferred to NCHA, with the remaining 35 delivered by GS Residential under its Newtown Living private rental brand.

Pelham Architects’ designs focus on creating a coherent and inclusive neighbourhood, responding sensitively to the site’s riverside setting while ensuring high standards of layout, amenity and energy efficiency. The scheme builds on design principles established during phase one, reinforcing a strong sense of place and continuity across the wider development.

Collaboration at the heart of delivery

The Lake Terrace project has been shaped by close collaboration between the client team, local authorities and professional advisors. Phase two has been unlocked following a complex planning and legal process, involving section 106 negotiations, highways design requirements and detailed coordination between stakeholders.

The development is led by GS Residential, with MyPad appointed as the developer for phase two. This collaborative approach has ensured that design quality, deliverability and community benefit remain central to the project.

Supporting sustainable growth in Melton Mowbray

Construction on phase two is expected to commence shortly, with the first homes anticipated to be handed over from the start of 2027. The affordable homes are supported by funding from Homes England, through NCHA’s Strategic Partnership for 2021–2028.
