Affordable homes in Grantham due for completion this year.

Work is progressing well on the delivery of 21 new council‑led affordable homes in Grantham, with completion at Larch Close on the Earlesfield estate expected later this year. Designed by Pelham Architects, the development will help meet local housing need while regenerating an under‑used site within an established residential area.

Commissioned by South Kesteven District Council, the scheme provides a carefully considered mix of homes that responds directly to demand on the Council’s housing register. The development comprises 13 one‑bedroom apartments, six two‑bedroom semi‑detached houses and two fully adapted bungalows, creating opportunities for a wide range of households to access high‑quality, affordable accommodation.

Pelham Architects has worked closely with the Council and consultant team from early feasibility through to delivery, shaping a scheme that balances efficiency, buildability and design quality. Construction began in October 2025, with delivery managed by South Kesteven District Council in partnership with Mercer Building Solutions and Turner & Townsend.

A context‑led and inclusive design

The design has been informed by detailed ecological surveys, a noise impact assessment and engagement with local residents, ensuring the scheme integrates comfortably with its surroundings. Building scale, layout and material choices have been carefully considered to complement neighbouring homes while creating a clear identity for the new development.

A key feature of the scheme is the inclusion of two lifetime‑adapted bungalows, supporting residents to live independently both now and into the future. This reflects a growing emphasis on inclusive, future‑proofed housing that can adapt to changing needs over time.

As Councillor Virginia Moran, Cabinet Member for Housing at South Kesteven District Council, commented:

“It’s fantastic to see this development taking shape after viewing the plans and visiting the site before work started. These new homes include two bungalows with lifetime adaptations, helping residents to remain independent and supported as their needs change over time.”

Enhancing the wider environment

In addition to delivering new homes, the project includes environmental improvements that transform the site’s former use as a car park and informal play space. New wildflower planting, native tree species and seating areas will enhance local green space, support biodiversity and provide a more welcoming environment for the wider community.

Homes at Larch Close will be allocated through South Kesteven District Council’s Choice‑Based Lettings system, ensuring residents are matched to properties that best support their needs.
