As we look ahead to 2026, Pelham Architects is proud to share some of the transformative developments we’re working on with our partners. From sustainable housing to accessible homes, these projects reflect our commitment to creating thoughtful, high-quality spaces for communities across the East Midlands and beyond.
Old Whittington, Chesterfield
Starting onsite in January 2026, this new residential development for NCHA will deliver 22 homes for social rent and shared ownership, including a mix of 1-bed flats and 2- and 3-bed houses. Designed to achieve EPC A ratings, this scheme demonstrates our dedication to energy efficiency and sustainability.
St Michael’s Court, Thurmaston
In collaboration with Charnwood Borough Council, Mercer Building Solutions, and Ark Consultancy, we’ve designed nine accessible bungalows to meet the needs of residents requiring adaptable homes. Completion is expected in early 2026.
Oakdene, St Ann’s
Timber frames are now being installed at this exciting development for Nottingham City Council, where we’re creating 24 new council homes. We look forward to celebrating progress and engaging with stakeholders in the new year.
Henshall Drive, Chellaston
Working with NCHA and Scope Construction, we’re delivering eight highly sustainable and accessible bungalows on Henshall Drive. This gas-free site features air source heat pumps, solar PV panels, and EV charging points, ensuring EPC A-rated homes. Due for completion 2026.
Old Dalby, Leicestershire
We’ve designed 25 new homes for Pelham Homes in Old Dalby, Leicestershire. This development includes a mix of 2-, 3-, and 4-bedroom houses and bungalows for outright sale, with completion expected in summer 2026.
Lake Terrace, Melton Mowbray
Our waterside development for NCHA, which began in June 2022, is now complete! We’re looking forward to celebrating the delivery of 90 affordable homes and meet some of the new residents later this month. Phase two design is already underway, watch this space for updates.
Bowbridge Road, Newark
After overcoming planning and ground challenges, we’ve started onsite for 87 affordable homes and care/support units for NCHA. A photo call is planned for the new year as this long-awaited project gets underway.
Wash Green, Wirksworth
Planning permission has been granted for a rural affordable housing development for Derbyshire Dales District Council. This carefully considered scheme will replace disused garages with a one-bedroom house and two one-bedroom flats. We look forward to seeing this scheme start onsite soon.
Cotton Lane, Derby
We’ve partnered with YMCA Derbyshire to deliver 60 one-bedroom flats providing supported housing solutions for young people in work. Completion is expected in 2026.
