Pelham designs accessible bungalows for Chellaston
A new development of eight highly sustainable and accessible bungalows has broken ground in Chellaston, thanks to a partnership between Nottingham Community Housing Association (NCHA), Scope Construction and Pelham.
The scheme, located on Henshall Drive, will deliver much-needed affordable homes for local people, with a strong emphasis on sustainability and inclusive design. Pelham has designed the homes to meet M4(2) accessibility standards, ensuring they are suitable for a wide range of needs.
All eight bungalows are EPC A rated and gas-free, fitted with air-source heat pumps, solar PV panels and EV charging points. The homes have been designed with high levels of insulation and argon-filled glazing to boost energy efficiency and reduce environmental impact.

Pelham’s approach focused on creating homes that blend sensitively with the local area while maximising sustainability. The use of a brownfield site supports regeneration and brings new life to a previously underused piece of land.
Four of the new homes will be offered for shared ownership, with the remaining four let at a social rent through South Derbyshire District Council. Completion is expected in early 2026.
