Pelham Architects design 93 new affordable homes for Newark
Construction is underway
Work is now underway on a significant new neighbourhood at 293 Bowbridge Road, Newark, where NCHA is delivering 93 much‑needed affordable homes for local people.
Designed by Pelham Architects and built by Mercers Building Solutions, the development reflects NCHA’s long‑standing commitment to creating high‑quality homes that promote wellbeing, independence and a sense of community.
The masterplan brings forward a thoughtful mix of one- and two‑bed flats, family homes and bungalows, all available for affordable rent through Newark and Sherwood District Council’s housing waiting list. The scheme also includes 13 supported living homes designed to give young people tailored support as they build essential life skills and grow their independence.
Councillor Rowan Cozens, Deputy Leader at Newark and Sherwood District Council, said:
“There is a real need for more housing not just in the district but across the whole of the country. In the UK the supply of housing has not kept up with demand and access to housing of any type is becoming increasingly difficult for low-income households
The delivery of this development is a positive step towards meeting the area’s affordable housing requirements, providing additional affordable homes for the community and offering energy efficient homes that are cheaper to run.”
Built using traditional construction methods, each home will benefit from a gas combi boiler and is designed to achieve an EPC rating of B, supporting energy efficiency and comfortable living. Every property will also have a dedicated parking space. The project is expected to complete in early 2027.
To mark the start of construction, Councillor Rowan Cozens joined representatives from NCHA, Mercers Building Solutions and ourselves for an official site visit.
The development is owned and managed by NCHA, supported by funding from Homes England through NCHA’s 2021–2028 Strategic Partnership, which is helping to increase the supply of affordable housing across the East Midlands.
