New design for South Kesteven District Council

Delivering 21 new affordable homes

Pelham Architects is proud to be working alongside South Kesteven District Council to help deliver a significant new affordable housing development in Grantham’s Earlesfield neighbourhood. The project at Larch Close will provide 21 high‑quality new homes, contributing to the council’s wider strategy to expand and enhance local affordable housing options.

Construction, led by Mercer Building Solutions is progressing well. Work began in October 2025 and is expected to complete in winter 2026. The development brings new life to a site formerly used as a car park and informal play area, which had experienced ongoing issues with anti‑social behaviour.

A thoughtfully designed mixed-tenure scheme

The new homes include a carefully considered mix designed to meet a range of housing needs within the community:

  • 13 one‑bedroom apartments
  • 6 two‑bedroom semi‑detached houses
  • 2 adapted bungalows designed with lifetime accessibility in mind.

The site plan illustrates the layout of homes, communal garden spaces, cycle storage, parking provision, and landscape strategy. We’ve included 40 parking spaces, an enhanced tree‑planting approach, and clearly marked pedestrian and maintenance-access routes.

While acknowledging the loss of some open space, the council committed to improving adjacent green areas with wildflower planting, native trees and a new seating area for community use supporting biodiversity enhancements.

A collaborative approach

South Kesteven District Council has partnered with Mercer Building Solutions as the scheme’s principal contractor, with Turner & Townsend acting as agent and Pelham Architects providing design expertise. Together, the team has created a development that reflects both local needs and high design standards.

Extensive preparatory work informed the proposals, including noise impact assessments, ecological surveys, and face‑to‑face consultation with residents, which led to revised proposals that addressed community feedback. This collaborative engagement ensured the layout, orientation, and landscaping were refined to minimise impact on existing homes.

We’re delighted to support South Kesteven District Council and its delivery partners in shaping this sustainable, community‑focused scheme. Our design team has worked to ensure the architecture responds sensitively to its surroundings, prioritises accessibility, and creates a welcoming sense of place for future residents.
