£19 million affordable homes delivered
Pelham Architects is pleased to mark the completion of a major new residential neighbourhood at Lake Terrace, Melton Mowbray, delivering 90 thoughtfully designed homes in one of the town’s most sustainable and well connected locations. The development responds directly to Melton Borough’s growing housing needs and reflects our commitment to designing high-quality, sustainable, and community focused placemaking.
Built by MyPad and owned and managed by NCHA, the homes offer a blend of shared ownership and affordable rent, helping to meet significant local housing need. The scheme provides a mix of two and three bedroom homes, ensuring a broad and balanced housing offer for local residents.
The layout has been shaped by a detailed analysis of the site’s context, topography, and surrounding neighbourhoods. Streets and homes have been arranged to create strong, attractive street scenes, with natural surveillance and a clear distinction between public and private space.
A landscape led approach has been central to the design. Significant areas of public open space have been delivered at the site’s entrance and along the northern edge, including a linear green corridor following the former railway line. These areas create an attractive setting for residents, offering space for recreation, walking, and play while strengthening ecological value.
Given the site’s location within defended Flood Zones 2 and 3, flood mitigation has been a key design driver. Working alongside the Environment Agency, the scheme incorporates a comprehensive Sustainable Urban Drainage System (SuDS) including an attenuation basin and a carefully engineered land raising strategy. These measures ensure the development does not increase flood risk locally or downstream.
Public consultation played an important role in shaping the final proposals, with many residents recognising the need for new, affordable homes in the area. Feedback relating to highway safety, flood risk, and landscape treatment was addressed through design refinements and robust engineering solutions.
