Pelham Architects are pleased to announce that construction has officially begun on a new affordable housing development in Old Whittington, Chesterfield. Designed by Pelham for NCHA, the scheme will deliver 22 high‑quality, energy‑efficient homes on the former Old Whittington Miners Welfare building and bowling green site off Station Lane.

The one‑acre brownfield site, previously cleared and left vacant, is now being transformed into a welcoming residential neighbourhood in collaboration with contractor MyPad. The development forms part of NCHA’s commitment to creating sustainable, affordable homes across the region.

A well‑considered sensitive design

Pelham Architects’ design responds sensitively to its surroundings, drawing inspiration from the area’s 1950s–60s housing character through a mix of brick tones, simple detailing and two‑storey massing.

The development includes:

  • A mix of one‑bed flats and two‑ and three‑bed houses
  • Private entrances for all flats
  • Good‑sized gardens and dedicated cycle storage
  • A shared‑surface street layout designed to slow traffic and prioritise pedestrians
  • Retention of existing hedgerow to the southern boundary
  • Improved natural surveillance in the area.

A new pedestrian link from Station Lane into the Hilltop Amenity Space has been incorporated into the plan, improving access for both new and existing residents. This enhanced connection also supports community safety by increasing visibility and activity around the park.

Affordable, energy‑efficient homes for local residents

All homes on the development will achieve EPC A standards, with enhanced PV panels, upgraded insulation and modern heating controls. Each property will also include its own EV charging point, supporting long‑term sustainability and future‑proofing for residents.
Six homes will be available for shared ownership, helping local buyers step onto the property ladder. The remaining 16 homes will be offered for social rent via Chesterfield Borough Council’s housing waiting list.

The £4 million project is supported by Chesterfield Borough Council. Cllr Jean Innes, Cabinet Member for Housing, celebrated the investment in local affordable housing and the scheme’s strong environmental credentials, which will help residents reduce energy costs while staying warm year‑round.

Completion is expected winter 2026, and we look forward to seeing new residents settling into their new homes.
